Challenge

Corner lot with an existing home may benefit from a large side addition due to the setback requirements imposed on new construction in Arlington County.

​

Existing home

 2 story aluminum dwelling, built 1906 approximate dimensions are 40.4. (Including 6’ of front porch) x 26.6. Detached garage is 22.2 x 16.3.

Lot dimensions

​80 x 74. All existing structures, driveways, paved areas and fences can be removed. Set back currently stands at 12.5 ft. front lot line and 13.24 ft. from side lot line.

​

Calculating for an Addition

Estimate total buildable square footage and foot print for an addition, on plat utilizing existing house, factoring all set back requirements. (i.e. where on our lot are we able to build an addition..?)Additionally 2nd story new construction, if added to an existing building, is also subject to 25ft. set back requirements.

New Construction Options

Arlington County requires 25ft set back on BOTH the front and street facing side of the lot.  Additionally 2nd story new construction, if added to an existing building, is also subject to 25ft. set back requirements.

  1.  Maximum lot coverage & footprint mapped on plat, taking all setbacks into consideration, assuming we maintain front porch and detached rear garage.
     
  2. Maximum lot coverage & footprint mapped on plat, taking all setbacks into consideration, assuming we maintain front porch and build an ATTACHED 1 car garage. (variations of garage entry on front or rear of house)
     
  3. Maximum lot coverage & footprint mapped on plat, taking all setbacks into consideration, assuming we maintain front porch and build an ATTACHED 2 car garage. (variations of garage entry on front or rear of house)
     
  4. Estimate new construction building footprint in accordance with Arlington county set back requirements.
